Carey (NYSE: WPC). That real estate investment trust (REIT) offers a dividend yield of around 5.5% at its current share price — significantly higher than the S&P 500’s sub-1.5% dividend yield. Built to generate steady rental income and dividends
W.P. Carey is one of the largest net lease REITs. That lease structure requires tenants to cover all of a property’s operating costs, including routine maintenance, building insurance, and real estate taxes. The REIT typically signs long-term net leases that have built-in rent hikes each year at either fixed rates or rates tied to inflation.
The company owns a portfolio of nearly 1,300 high-quality, operationally critical warehouse, industrial, and retail properties leased to credit-worthy tenants. It also owns 89 operating self-storage properties. The company’s real estate spans North America and Europe. This combination of diversification, lease structure, and quality enables the REIT to generate stable rental income that grows at a low single-digit annual rate (2.9% annualized in the second quarter).
W.P. Carey’s stable portfolio provides it with a lot of visibility about its future results. The company expects to generate between $4.63 and $4.73 per share of adjusted funds from operations (FFO) this year. That’s more than enough to cover its dividend payment ($0.87 per share each quarter or $3.48 per share annually).
Built to grow (its portfolio and payout)
W.P. Carey’s reasonable dividend payout ratio (less than 75% of its adjusted FFO) gives it lots of breathing room and financial flexibility. It allows the REIT to retain a meaningful percentage of its cash flow to help fund new investments.
It also maintains a solid investment-grade balance sheet, giving it additional financial flexibility to fund new investments. Its leverage ratio was 5.4 times at the end of the second quarter, putting it below its target ratio in the mid-to-high 5s.
These factors help support management’s view that it can continue growing its portfolio and dividend. The REIT currently expects to invest $1.25 billion and $1.75 billion in new properties this year. It had secured $641 million in new investments by the end of July. Notable among them were $148 million to close the second phase of a 14-property sale-leaseback transaction for industrial properties in Europe and a $190 million acquisition of a portfolio of 19 industrial properties across the U.S. and Canada. In addition to acquiring properties, W.P. Carey funds redevelopment, development, and expansion projects. It has $38 million of active capital investments and commitments scheduled for completion this year.
Property investments and rent hikes should drive steady growth in the REIT’s adjusted FFO per share. That should enable it to continue increasing its dividend. It has raised its payout twice already this year following a reset last fall after its strategic decision to exit the office sector. The company expects to increase its payout in line with its adjusted FFO in the future.
A great option for passive income
W.P. Carey owns a durable real estate portfolio that produces steadily rising rental income. That enables the REIT to pay an attractive dividend that should grow as it expands its portfolio. These features make it a great stock to buy for those who want to generate passive income.

Trump's media company owes more stock to deal architect, judge rules
WILMINGTON, Delaware (Reuters) -Trump Media & Technology Group Corp (DJT, DJTWW) breached an agreement with Patrick Orlando’s ARC Global, and the fund must receive more than half a million additional shares before a lock-up on insider sales expires on Thursday, a Delaware judge has ruled.
However, Lori Will of the Court of Chancery also ruled against ARC on breach of fiduciary duty claims and said Orlando was owed far fewer shares than he sought for his work on the deal that led to Trump Media becoming a public company.
Trump, the former president and current Republican candidate for the White House, owns about 57% of Trump Media stock. Trump Media owns his social media app Truth Social.
The judge said in an opinion published on Tuesday that Orlando’s ARC should receive about 8.19 million shares of Trump Media, more than the 7.04 million shares that the company has said that ARC was entitled to.
However, the judge determined ARC should receive less than the approximately 10 million shares sought by Orlando and the ruling should release back to the company more than 2.7 million shares of Trump Media held in escrow, according to securities filings.
Will ordered the parties to “immediately” work to release the stock to ARC “such that ARC can freely sell or transfer those shares upon the expiration of the contractual lock-up.”
ARC and Trump Media are prevented from selling their stock until a lock-up period expires on Thursday, according to Will’s opinion. The company’s shares rose last Friday after Trump said he did not want to sell his stock, which makes up a significant part of his multibillion-dollar fortune.
Trump Media and Orlando did not immediately respond to requests for comment.
Shares of TMTG closed down 6.6% on Tuesday at $16.14.
ARC sued earlier this year alleging it was being shortchanged stock because of personal animus toward Orlando. TMTG accused Orlando of mismanagement.
Orlando had been the chief executive of the blank check company DWAC when it struck a deal to merge with Trump’s media company. He was ousted before the deal closed this year, which made Trump Media a public company.
“What should have been a straightforward exercise in contract interpretation and math was obscured by the parties’ injection of other issues,” Will said in her opinion.
Orlando was sued by the U.S. Securities and Exchange Commission in July for securities fraud because he failed to disclose that DWAC had a plan to merge with Trump Media when DWAC went public. He has also been sued by ARC’s investors.
Trump Media has been embroiled in several lawsuits over stakes in the company, including a legal battle with two cofounders of Truth Social, Andy Litinsky and Wesley Moss. They have claimed Trump Media is preventing them from getting 11 million shares, or about 5% of the company’s stock.
Trump Media saw its value balloon to nearly $10 billion following its Wall Street debut in March. On Tuesday, shares slid for a second day, knocking market capitalization to $3.3 billion and the share price down about 75% from the March closing peak of over $66. The slide has accelerated in recent weeks after President Joe Biden gave up his reelection bid and Trump lost a lead in opinion polls ahead of the Nov. 5 presidential election.
Trump Media’s revenue is equivalent to two Starbucks coffee shops, and strategists say its stock market value is detached from its day-to-day business. It lost $869,900 in its most recent reported quarter ended June 30.

Jamie Dimon Says JPMorgan Is Likely 'One Of The Bigger Users' Of Blockchain Technology, But Calls Cryptocurrencies A 'Pet Rock'
Jamie Dimon, CEO of JPMorgan Chase, stated that the bank is “probably one of the bigger users of blockchain” during an interview on Tuesday at the Financial Markets Quality Conference.
What Happened: Dimon, who has been skeptical of cryptocurrencies, emphasized that JPMorgan is an “actual user” of blockchain technology. He described blockchain as “just a database” and highlighted its utility in sharing data and building trust between banks and customers, reported The Block.
“We’re probably one of the bigger users of blockchain, an actual user, like a real user,” Dimon said, according to the report.
Despite his skepticism towards cryptocurrencies, Dimon acknowledged the effectiveness of blockchain technology. He reiterated his view by calling cryptocurrency a “pet rock” but praised blockchain as a “great way to share data.”
JPMorgan’s blockchain network, Onyx, was launched in 2020 and is based on a forked version of Ethereum ETH/USD. It supports wholesale payments, peer-to-peer lending, and cross-border transactions. The network has processed over $700 billion worth of transactions and includes firms like Goldman Sachs, DBS Bank, and BNP Paribas among its users.
Dimon has consistently dismissed cryptocurrencies while advocating for blockchain. At Davos in 2021, he labeled Bitcoin BTC/USD a “hyped-up fraud” but acknowledged blockchain’s efficiency in moving money. He reiterated on Tuesday that blockchain has not advanced as much as artificial intelligence over the past 12 years.
Dimon, who once suggested banning crypto, is reportedly a candidate for Treasury Secretary if Donald Trump wins reelection. He mentioned that while Chase might not lend against cryptocurrencies, clients still have access to some crypto services.
Why It Matters: Dimon’s recent comments come amid a backdrop of significant shifts in the cryptocurrency landscape.
Dimon reiterated his harsh stance on Bitcoin, recalling his statement from seven years ago, in which he said he would “fire in a second” any JPMorgan trader caught trading Bitcoin. Despite this, JPMorgan has investments in exchange-traded funds tied to Bitcoin, such as the Grayscale Bitcoin Trust GBTC.
Additionally, Trump and his family have launched a cryptocurrency project called World Liberty Financial, signaling a dramatic shift from the former President’s previous stance on digital currencies.
The skepticism towards Bitcoin is not isolated to Dimon. Renowned economist Peter Schiff and tech billionaire Peter Thiel have also voiced doubts about Bitcoin’s potential. Schiff stated in August that he hasn’t seen any convincing argument to embrace Bitcoin, while Thiel expressed skepticism about Bitcoin’s future growth.

In Q4 2024, revenue increased 4% to $130.0 million, compared to $124.9 million in Q4 2023. Fiscal Year 2024 revenue was $461.8 million, compared to revenue of $532.9 million in Fiscal Year 2023.
Content Creation and Audience Engagement revenue increased 7% to $68.0 million in Q4 2024, compared to $63.6 million in Q4 2023. Strong distribution revenue in the current quarter as well as continued strength in the YouTube and AVOD networks drove quarter-on-quarter growth but was offset by lower production revenues as a result of fewer productions in the studios. Fiscal Year revenue for the segment was $212.8 million, compared to revenue of $280.6 million in Fiscal Year 2023.
Global Licensing revenue increased 4% to $53.7 million in Q4 2024, compared to $51.8 million in Q4 2023. Revenue in the quarter was driven by growth in Peanuts and WildBrain brands, as well as growth in Asia Pacific for WildBrain CPLG. Global Licensing revenue in Fiscal Year 2024 was $213.6 million, reflecting 1% growth over Fiscal Year 2023.
Legacy WildBrain Spark revenue in Q4 2024 was $6.9 million compared to $10.3 million in Q4 2023. Kids continue to be highly engaged on our YouTube network, with over 64 billion minutes of videos watched in the quarter and strong engagement in the average duration of viewing. The YouTube network saw revenue growth in the quarter which was offset by the production headwinds seen in the broader content industry. Legacy WildBrain Spark had revenue of $45.2 million, compared to $47.1 million in Fiscal Year 2023.
Gross margin1 for Q4 2024 was 46%, consistent with gross margin of 46% in Q4 2023. Gross margin for Q4 2024 was $59.5 million, an increase of $2.0 million, compared to $57.5 million for Q4 2023. Fiscal Year 2024 consolidated gross margin was $221.1 million, a decrease of $20.4 million, compared to $241.5 million in Fiscal Year 2023.
Cash provided by operating activities in Q4 2024 was $18.3 million, compared to $30.4 million provided by operating activities in Q4 2023. Fiscal Year 2024 cash provided by operating activities was $73.6 million, compared to $94.2 million in Fiscal Year 2023. Free Cash Flow1 was negative $6.6 million in Q4 2024, compared with Free Cash Flow of positive $16.9 million in Q4 2023. Fiscal Year 2024 Free Cash Flow was negative $29.5 million, compared to positive $29.8 million in Fiscal Year 2023.
Adjusted EBITDA1 was up 25% to $23.9 million in Q4 2024, compared with $19.1 million in Q4 2023. The increase in the quarter was driven by higher gross margin dollars and a reduction in SG&A. Adjusted EBITDA in Fiscal Year 2024 was $87.6 million, compared to $97.9 million in Fiscal Year 2023.
Q4 2024 net loss was $80.7 million compared to net loss of $44.4 million in Q4 2023. 50 Or 25 Bps Fed Rate Cut? Markets And Economists At Odds — What Does Steeper Reduction Mean For Investors?
The most important Federal Reserve decision day is upon us and market participants wait with bated breath regarding what Chairman Jerome Powell and his rate-setting committee team would deliver. Betting market odds suggest a steeper cut is more likely than a shallow one most economists have been factoring in.
The Odds: The September Federal Open Market Committee meeting kicked off on Tuesday and the central bank will announce its rate decision via a post-meeting policy statement at 2 p.m. EDT. The apex bank will also release its latest “Summary of Economic Projections,” which consists of the dot-plot chart, plotted based on Fed officials’ expectations of near- and medium-term interest rates.
The chances of a 50 basis-point cut at the September meeting is 55% and that of a more modest 25 bps cut is 45%, according to data available on blockchain-powered prediction market Polymarket. The odds of another pause or a 25 bps hike are 1% and less than 1%, respectively.
Meanwhile, the futures market has priced in a steeper 63% chance of a 50 bps reduction and a 37% probability of a 25 bps cut.
But economists are less sanguine about a steeper cut. Wolters Kluwer, a provider of professional information and software, published its September issue of Blue Chip Economic Indicators in which it said 86% of the economists surveyed foresaw a 25 bps cut and also cuts of similar magnitude at each of the remaining three meetings of the year.
The results of the latest CNBC Fed survey suggested a 96% probability of a Fed rate cut in September, with 84% of the respondents going with a 25 bps cut. The respondents see the Fed funds rate at 3.7% at the end of 2025 while mentioning 3.3% as a neutral rate. The neutral rate is the rate at which the monetary policy is neither expansionary nor contractionary – one at which the economy operates with full employment and stable inflation.
The 27 respondents to the survey included investment strategists, economists and fund managers, CNBC said.

Financial Times reported. “When I hear people say ‘Well, 50 bps is telling the market that the Fed thinks we have a big problem and could lead to a risk-off tantrum,’ my thought is that NOTHING in this steroidal, Frankenstein — cycle has been normal,” he reportedly said.
Drawing cues from history, Nomura said the S&P 500 has been down 1% on average leading up to the previous 50 bps cuts. The best-performing sectors during this period are consumer staples and the worst performer is the tech sector. Energy, industrials, precious metals and small-cap Russell 2,000 stocks also don’t do well, Nomura’s analysis showed.
Three months after the cut, the S&P 500 doesn’t budge, with 2007, 2001 and 1974 being exceptions when it sold off hard, the firm said, adding that value outperforms growth during the period, the dollar rises, metals surge and the yield curve steepens. The firm recommended buying small-caps, which rise an average of 5.6%.
The SPDR S&P 500 ETF Trust SPY, which tracks the S&P 500 Index, ended Tuesday’s session up 0.04% at $563.07, according to Benzinga Pro data. The exchange-traded fund has gained 19.2% so far this year.
